			<content:encoded><![CDATA[<p>When will the nation&#8217;s property values begin to appreciate again? This is the $64,000 question that real estate professionals, investors, and mortgage professionals would like to know. The truth is nobody can accurately predict the return of the real estate market.  Like everyone else, I can&#8217;t predict the end of this crisis either, but what I can do is tell you what will have to happen to facilitate that change. The answer is quite simple: America must reinvest in herself once again. Without an investment, real estate is as worthless as the Dollar is today.</p>
<p>Think back, or read a history book, about how families in the &#8217;40s and &#8217;50s used to buy homes. Young couples lived with Mom and Dad during the &#8220;courtship&#8221; prior to getting married, until they had saved 20% to put down on their &#8220;dream home&#8221;.  They made an investment in America, (i.e. the American dream). In the years that followed we have devalued that investment in lieu of credit and the easy access to it. Property values rose artificially and our nation became addicted to credit.</p>
<p>The value of the dollar has been demolished due to the same principle. When we place value in assets based on their ability to be easily bought and sold versus the value that has been invested in the asset, we devalue its worth. For example, two years ago I could have bought an $800,000 house (and I assure you that I cannot afford a house that expensive). The owner of that asset (the $800k house) placed value on his asset based on the availability of buyers like me who could buy the home. The problem is, this homeowner probably had less than 5% invested in the home. Where do you think that homeowner is today?</p>
<p>Had he put 20% down on his home, he would then own a valuable asset in which he has a real investment. This outlay of cash forces him to buy and sell his home in the same manner he would move an $800k investment around in the stock market &#8211; very carefully. Thus, the home has REAL value. However, having bought the home with little or no money down, the asset became disposable and so follows the real estate market.</p>
<p>So, as I said earlier, I cannot predict when the real estate market will bounce back, but I can tell you what needs to happen before it does. America needs to reinvest in herself by getting back to solid buying and selling principles. This strengthens home values, which encourages investors who employ builders who employ carpenters, painters, real estate agents, loan officers and so on. America was built on the &#8220;American Dream&#8221; which has turned into the &#8220;American Nightmare&#8221;; she can only be rebuilt by hard working Americans, not by Wall Street.</p>

You buy rental properties for a price and terms that provide positive cash flow, or you buy a home which you can fix up and sell for more. In practice, though, applying these simple principles involves a lot of educated guesses. Nobody really knows precisely what a house will sell for once it is fixed up. You also can&#8217;t say for sure how many vacancies you&#8217;ll have in an apartment building.</p>
<p>Fortunately, with real estate investing experience your guesses get better. But then there are the tricks and outright lies that some sellers will throw in your way. Bad information makes good guesses difficult to make. How do you protect yourself? Watch for the following dirty tricks that some sellers have been known to use.</p>
<p>The most common tricks involve simply hiding facts about a property. This may be illegal, but only if the seller knows about a problem. How do you prove that a seller knew there were foundation cracks behind the paneling in the basement? You probably can&#8217;t. Unless you know a lot about the building trades, you should normally pay for a home inspection &#8211; preferably by someone with some building experience.</p>
<p>However, not all sellers are so careful about what they say. If you sense there is a problem with water in the basement, for example, ask about it. If the seller denies there has ever been flooding in the basement, get him to write &#8220;There was no standing water in the basement during the time I owned the property.&#8221; The point here is that if you later find water, and the carpet cleaner who sucks it out for you mentions doing the same job there a year before, you have evidence that the seller was lying.</p>
<p>Income And Expense Tricks</p>
<p>With rental real estate, the more dangerous tricks are the ones involving the reported income and expenses. You can have a property inspected, after all, for physical problems, and a rotten roof is hard to hide. On the other hand, it is more difficult to prove that a seller paid cash for snow-plowing to keep the expense off the books prior to selling, or didn&#8217;t really collect as much in rent as he said.</p>
<p>Why is it so important to watch for this in real estate investing? Naturally, you would be upset if the expenses are higher than they should be on your rental, or the income lower. But this goes beyond your cash-flow problem. Rental real estate is valued according to net income, so if this was reported incorrectly, you may have paid much more than you should have for a property &#8211; and much more than you can sell it for.</p>
<p>This gets into the area of capitalization rates, or &#8220;cap rates.&#8221; A simple explanation: If investors in an area expect a return of 8% on a property before debt service, this is the expected cap rate. So if a property produces net income of $50,000 before debt service, it is worth about $625,000 ($50,000 divided by .08). Now, if expenses are hidden and income exaggerated, so the seller can show a net income of $60,000, you could pay $750,000 ($60,000 divided by .08) &#8211; a big mistake, right?</p>
<p>How then, does a seller exaggerate income and reduce the reported expenses? Expenses can be paid for in cash or with a personal check in order to keep them off the books. That&#8217;s fairly easy to do, but it does leave clues.</p>
<p>If the property is in a northern area and there is no expense listed for plowing, that is suspicious. Of course it may be that the owner of an apartment building shovels away the snow himself. But since most owners wouldn&#8217;t do this, you better add a reasonable expense for this and adjust your projected net income figures before putting a value on the property.</p>
<p>Look carefully at the books and note the expenses shown for maintenance, repairs, advertising, cleaning, management fees, supplies, taxes, insurance, utilities, commissions, legal fees and any other expenses. If any of them seem unusually low, ask about that, or better yet, just estimate a reasonable amount and use that to adjust your net income figures. Also compare the vacancy rates shown to the average for the area and ask questions if it seems too low.</p>
<p>Reported income is also easier to manipulate than you might think. Suppose an owner of a 30-unit apartment building plans to sell it. To show more income, he starts playing with the books a year before the sale. First, he reports income from non-paying and even evicted tenants (watch for those unusually high occupancy rates).</p>
<p>Then, several months prior to putting the property on the market, he raises the rents to $100 per month over the area rents. He knows that people take time to move, so the income spikes up temporarily, and by the time apartments start going vacant you have bought the building. Now you face an exodus of tenants.</p>
<p>Another common trick is to include items that are not part of the normal rental income. This might mean one time income, for example, like the sale of an extra lot or company vehicle. It can also be income from vending machines or laundry facilities. In the latter case, subtract out the income, figure the property value based on the new net income figures, and then add back the replacement cost of the machines. (There is some debate as to whether it is fair to include this type of income when figuring the value of an income property.)</p>
<p>You might think that an owner would hesitate to show extra income or lower expenses. He does have to pay more in taxes after all. But look again at the example above. Showing an extra $10,000 makes his property apparently worth $125,000 more. He might be willing to pay a few thousand in taxes to get that &#8211; and you might be stuck with a property that loses money and can&#8217;t be sold for anywhere near what you bought it for. Real estate investing can be tricky.</p>

We all want to achieve our goals, but those who are better at marketing their houses for buyers understand that 90% of the battle is all about buying right, and then they have a lot less work to complete when the time approaches to selling their homes. All in all, you need to understand that marketing is truly about efficient communication. For you to get what you&#8217;re looking for it is important to have this skill, not only in the business field but in all directions of life. Being a successful communicator will open many doors for you in life.</p>
<p>There are tons of different ways to market out businesses, whether the business is small or large the success of how many clients it will reach out to depends on a well thought out marketing plan. A lot of the well known categories for marketing are mail as in flyers and postcards, printings such as industry journals, newspapers, magazines, the radio, TV, and the Internet/web industry. As all of these are commonly seen, they all require different specific techniques and methods for each one, whether it&#8217;s a business or product. Either way, basic notions always apply to marketing regardless of the type of company and the way they market themselves. Getting your to stick out is the most important part!</p>
<p>Nowadays it is more important then ever to use an enforcing and absorbing image that you can use to your advantage due to the fact that people seem to be more distracted and have shorter attention spans than before. If you are deciding to use text as your form of marketing it is important to strike your readers with a good opening sentence, such as &#8220;Did you know&#8230;&#8221; or &#8220;Have you ever&#8230;&#8221; We have always been taught that no matter what you&#8217;re writing, from an e-mail to a promotional letter, the first sentence is the big one. It needs to catch the readers eye, yet not be too long with too much information that could be added later on. If your are having any doubts whether something should be added, then cut it out. This is all your job, keep your reader interested.</p>
<p>This technique is seen and used everywhere all the time by home builders that have just begun. Some businesses even have their companies formed around it. When you are out and about and you happen to spot 12 clustered flyers for new home foundations all in one spot at an intersection, it is most likely due to the fact that someone went out on a Friday later on in the day to put up those flyers for the builders and not in just that one spot, but all over town. Beings as you are investing on limited funds, you could go out a Friday evening and post your flyers, and then follow up with them on Sunday. If you have the extra money, you could probably also track down the person putting up the other flyers for the other new home builders and ask them if they would put up your flyers as well. Just a good thought.</p>
<p>Always keep in mind that being successful in marketing includes being available, trustworthy, and personal. Clients look for someone that will follow up with them. You should try and relate to clients situations without seeming to desperate or fake, as in creating a person atmosphere. Prove to your client that you really do have their best interest in mind!</p>

A seller is already under a lot of stress considering that they are making one of their biggest changes in their life by selling one of the biggest, if not the largest, investment they have made. That is why they need the utmost cooperation from their agent. Since the seller doesn&#8217;t have to necessarily control their thoughts, you do. That means don&#8217;t feel rattled  for the first offers, no matter how low or high they may be. Go through every buyer&#8217;s offer tediously to find out what make need to be addressed. This is the best way to make sure the seller and buyer have the best experience with you.</p>
<p>The absolute worst thing that could pop up is having a buyer back out within a few days of the deal being completed. That is the time when the owner/seller is already planning to move out and has invested the time to find a new house to call home. If the deal vanishes at that time, it may devastate the seller beyond convincing them that you can sell the house. A lot of time is put into this big of an investment, so having something like that happen to the seller could be a deal breaker.</p>
<p>To be able to avoid this situation, you will have to make the prospective buyer put down a deposit that it large enough to scare off anybody that isn&#8217;t 100% sure that they want to buy. This may sound like a bad idea to many potential buyers, but if they are serious about the purchase, they will put down the deposit. The deposit should be large enough that they won&#8217;t go searching for another place and buy that place instead. This way, the buyer is basically locked into the property and the sale can be completed with less stress. You have to remember that you are on the seller&#8217;s side and not the buyer&#8217;s in this situation.</p>
<p>After the deposit is taken care of, you definitely ought to get proof of a loan approval to finance the house. There shouldn&#8217;t be any fine print saying that the loan may fall through or anything else of that nature. Give them two weeks to get a solidified loan in place that doesn&#8217;t have any &#8216;special&#8217; conditions to let them back out. You want this house to be financed no matter what once the buyer makes their decision.</p>
<p>The number one thing you have to do is set the rules completely straight. Make sure that there is absolutely no loop holes that the buyer can find and cause a big deal of trouble for the buyer. Your number one job in representing the seller of the property is to make their demands in every way possible. Obviously, you want your client to be happy with your work more than the buyer is. Sound familiar? These people are actually making millions of profit by selling you information that is of no use to you. You may not need an excellent credit rating and a surplus of cash to get started in real estate but you do need to know what you are doing especially if you not an expert in this field.</p>
<p>You could always start by making &#8216;quick sales&#8217;. In order to do this, you must understand the basic terminology. In short there are retailers and dealers. Retailers will buy a property and then sell on for a quick profit which is a high risk option, however that said when all goes well the reward can definitely be worth the risk. Regardless of late night real estate gimmicks, retailers normally need a very large if not substantial cash flow and an above average credit rating. </p>
<p>Dealers on the other hand tend to be individuals or companies that sell contracts. Normally they are attracted to bargain properties and then go on to sign purchased contracts with their sellers. The Dealers then sell these purchased contracts to retailers, which makes them a solid profit in the process. Dealers generally flip contracts for up to $5,000 without ever taking possession of the deed. Which begs the question &#8220;how a dealer would then make most of his profits? &#8221; The answer to this question is that dealers will generally make their profits from double closing which allows the dealer to earn a higher profit. A double closing is established with the dealer signing a purchase contract with the property owner and the retailer. When this is accomplished the retailer will promise to buy the property from the dealer at a higher price and then will deposit the amount in escrow. The property owner will sign the deed to the dealer, who then signs it to the retailer. The retailer in turn will sign the loan documents, the process is then complete &#8211; the property owner is paid the price he asked for and the dealer is paid the difference. In this situation it is interesting to note that the dealer came to the table with no money, and the credit was never an issue.</p>
<p>There are so many ways to start a career in real estate to name but a few above.<br />
However, it is important to keep in mind that there are ways to profit from real estate without significant financial investment, that said it is not to say that success comes free and without effort. At the very least you must be prepared to make a substantial investment in yourself which will help you to succeed and in order to be successful you must be willing to work hard. For example even with a million dollar real estate portfolio, your brain will always be your #1 asset so be sure to invest in your education on a daily basis, and ensure that you learn as much as possible about your local market, real estate regulation, and investment tactics.</p>

Despite these obstacles it is important to remember that a positive attitude will succeed any disaster. <p>Are you aware that real estate value in most metropolitan areas double ever 10 years. This means an average of 100% increase about every 10 years. In short, this also means that real estate values must adjust themselves within their 10 year cycles. From history we know that real estate values always double. Therefore, your existing houses WILL sell; you just have to be patient and understand that this process is essential for the value of real estate is key.
